The subject of sale is a 100% share in a travel agency, which operates a modern guesthouse (chalet) with a popular bar in the very exposed location of Demänovská dolina in the Low Tatras. In combination with accommodation services, the company also operates travel agency services aimed at foreign visitors.
The company generates revenue through three channels:
The company focuses mainly on foreign clientele, visitors from outside the CZ/SK region make up 90% of the facility’s visitors. The company provides clients with a complete client service (accommodation, transfer, ski passes, ski courses). The winter clientele comes mainly from English-speaking countries, the summer clientele from all over Europe. The client’s company acquires leads through PR abroad, promotion in print media, promotion at ski shows, and through portals such as booking.com. The interest of foreign clients in holiday packages is growing every year, also thanks to the chalet’s excellent rating on booking.com.
The accommodation facility is located only 8 minutes’ drive from the ski lift and the main station of the ski hub of the Jasná resort. Demänovská dolina is currently an extremely exposed and popular tourist location with tourism in the winter and summer seasons. The guesthouse has a total of 23 beds and includes a cozy living room, kitchen, wellness, terrace with grill, ski room and public bar. The guesthouse is fully furnished and equipped with professional seasonal staff during the season (December – April, July – August). The building includes a public 30-seat public bar with a fully equipped kitchen, pizza equipment and a garden.
It is the location of the accommodation facility that creates the high value of the company. The company owns the modern boarding house, while the sale also includes land in one of the most exposed locations in Slovakia. The high and non-declining prices of land and real estate in the region will make the acquisition of the company a stable investment in the future for the new owner. The guest house was completely custom-built according to its own design so that its structure would satisfy the demands of foreign clientele as much as possible.
The company’s economy is stable, the exception was the Covid period, which was highly non-standard, but today the company has standard occupancy and generates standard sales and profit. Currently, the annual turnover of the company is at the level of 300 thousand. EUR, while the EBITDA margin is at the level of 25%. The company’s business is highly seasonal, the highest occupancy is always in the months of December to April, in the summer season July and August. In the winter season, the majority of reservations are made through direct sales to individual clients (via individual packages), in the summer season, the majority are made through intermediary portals such as booking.com.
The current owner in the company holds the role of manager of the agency and deals with economics and accounting. The owner is selling the company due to a planned move abroad.
