Basic information

The subject of sale is a company that owns a well-established guesthouse (boutique style chalet) with a popular bar in the highly exposed location of Demänovská dolina in the Low Tatras. The guesthouse has an existing and loyal foreign clientele who regularly return to the guesthouse. The guesthouse offers accommodation in its own ski chalet and related services, as well as wellness and a popular bistro restaurant.

The guesthouse is currently operated by an external operator, who takes care of the occupancy of the facility, human resources, marketing and all other duties. The rental to this company entity results in a regular fixed income of 5,140 EUR including VAT. The new owner of the guesthouse can continue to rent the guesthouse to this operator, or can take over the operation under his control and fully utilize the potential of the facility, stable foreign clients and attractive location.

The guesthouse has been focused mainly on foreign clientele throughout its existence, visitors from outside the CZ/SK region make up 90% of the facility’s visitors. During their stay in the guesthouse, clients are provided with complete client service (accommodation, transfer, ski passes, ski courses). Winter clientele comes mainly from English-speaking countries, summer clientele from all over Europe. The interest of foreign clients in holiday packages is increasing every year, also thanks to the excellent rating of the chalet on booking.com.

The accommodation facility is located just 8 minutes drive from the ski lift and the main station of the Jasná ski hub. Demänovská Valley is currently an extremely exposed and popular tourist location with tourism in both the winter and summer seasons. The guesthouse has a total of 23 beds, and includes a cozy living room, kitchen, wellness, terrace with grill, ski storage and public bar. The guesthouse is fully furnished and equipped with professional seasonal staff during the season (December – April, July – August). The building includes a 30-seat public bar with a fully equipped kitchen, pizza equipment and a garden.

It is the location of the accommodation facility that creates a high value for the company. In addition to the guesthouse building itself, the sale also includes land in one of the most exposed locations in Slovakia. The high and unchanging prices of land and real estate in the region will mean a stable investment for the future for the new owner. The guesthouse was completely custom-built according to a well-thought-out design so that its structure would maximally satisfy the demands of foreign clientele.

Before renting the guesthouse to an external operator, the guesthouse generated a turnover of 300 thousand EUR, with an EBITDA margin of 25%. After renting it to an external operator, the guesthouse generates approximately 50 – 60 thousand EUR in rental income for the owner, with all operating costs already borne by the external lessor. The rental income is practically the net profit of the owners. It will be up to the new owner whether he wants to continue the rental relationship and take advantage of the stable return on investment, or decide to operate the guesthouse himself, with the possibility of obtaining a higher return, but at the cost of higher risk.

The owners are selling the company due to a planned move abroad.
